Our Company

Who We Are

Family-owned since 1976, Heartland owns and manages multifamily housing communities throughout the United States. With a people-first operating strategy, Heartland strives to provide high-quality housing for our residents and rewarding employment opportunities for the Heartland Team.

How We Got Here

Heartland Realty Investors, Inc., was founded by H. William Walter in 1976 in Minneapolis, Minnesota. In Heartland’s early years, Bill worked with investors across the country to purchase HUD-backed affordable housing partnerships. Thereafter, Bill expanded Heartland by acquiring affordable and conventional multifamily communities.

As Heartland’s portfolio expanded around the country, local management teams were hired to oversee each community. With the combination of this local market expertise with Heartland’s long-term ownership strategy, Heartland’s communities have flourished.

In 1994 and 2003, Bill’s sons, Matthew and David, joined the Heartland team.

In 2012, Heartland entered the hospitality industry with the acquisition of the Holiday Inn Metrodome which was subsequently renovated and converted into the Courtyard Minneapolis Downtown. In 2013, the hotel portfolio expanded with the acquisition of the Hotel Ivy.
Heartland has earned the designation of an Accredited Management Organization (AMO) from the Institute of Real Estate Management (IREM). Organizations receive this accreditation by showing a commitment to integrity and professionalism in the workplace. Heartland is part of an elite group of organizations that have received this designation by meeting IREM’s strict criteria of professional education, business stability and financial standards.

Heartland’s portfolio currently includes more than 20 multifamily communities in 11 states. As a long-term owner, Heartland invests in each community to make it the best it can be, spending more than $3 million per year in renovations across the portfolio. Heartland prides itself on providing high-quality housing to all residents, regardless of their income circumstances, and strives to create communities our residents are proud to call HOME.
